Building a new home raises many questions for homeowners. As we try to make your building experience the best possible, below we’ve tried to address the majority of your most frequently asked questions.
Question: When will my house be finished?
Answer: Typically your house will be completed about 6—8 weeks from your prime coat of paint. We understand the logistics of coordinating a move and we strive to give homeowners a firm date within 2 weeks of settlement.
Question: Wasn’t I supposed to have a window there?
Answer: Many times homeowners go to the job site and see something that doesn’t look quite right. Maybe they see windows cut out in the framing but think they are missing one. Or sometimes, they see a wall where one isn’t suppose to be. Since our superintendents are on the job everyday, 99% of the time we know about these small issues before you do. You will have a house walk with our Front -End superintendent at the job site after the rough - framing is complete. At this time you can review and our superintendent can address any framing issues. If there are changes to be made, they can be made before drywall goes into the house.
Question: Can I change my selections?
Answer: Yes. At Bernie Fowler Homes we use a change order process. Soon after you sign a contract we like to bring you in and meet with our selection coordinator. At this meeting you will make all of your interior and exterior selections like siding, shingles, carpet and lighting. After your selections are complete, you will be asked to sign off on your selections. Once you sign off, this information is changeable up until ground is broken. After ground is broken, you can change the items you’ve selected; however, we will add a change order fee of $250.00 plus the cost of the change and add 3 days to your house completion date.
We do this for several reasons. First of all, it is our goal to complete your house as quickly as possible. Changes add time to the building of the house. We may need to order different materials. The change may throw off our subcontractor schedule (a simple change has in the past, forced a subcontractor to move on to another job causing us to stop work on the house for 2 weeks). Secondly, we use change orders to minimize mistakes. Our superintendents will not do any change to a house that is not accompanied by a signed change order. |
