What happens after we settle?

Bernie Fowler Homes is committed to our homeowners and stands behind our product.  Before you take possession of your home you will have a New Home Walkthrough with our superintendents.  This walkthrough provides you with an opportunity to troubleshoot and identify any issues you may have with your new home.  Typically, this walkthrough will cover odds and ends like – paint touchup, caulking, adjusting doors, minor plumbing and electrical and window issues.  Bernie Fowler Homes will strive to resolve these issues for you within 30 days.  Some items may require more than one trip.  Please refer to your “New Home Walkthrough” sheet you received at settlement for more details.

 

Question:

But Bernie said I was getting….?

 

Answer:

By personalizing the building process, Bernie meets several times with many couples.  Many times it is difficult to remember every comment that is made.  This is why we have change orders.  If after signing the contract and reviewing your spec sheet there are items not listed, please get a change order created and signed.  Once a change order is signed it goes to each superintendent and your concern will be addressed.  If we do not have it written down, we may not know about it..  The change order charge will be waived or applied on a case by case basis.

 

Question:

If I don’t use all of my cabinet or appliance allowance can I use the money on other things?

 

Answer:

Unfortunately no.  The allowances given to you are dedicated to the subcontractor for that job.

Question:

Can I move some boxes into the house before we actually settle.

 

Answer:

By county code you can not move anything into the house until you received a use & occupancy permit.  This is a passing rating on the final house inspection.  Sometimes this can be difficult for homeowners who have arranged a move.  We understand this, and work with couples as best we can to meet timelines.  Sometimes due to circumstances beyond our control, there are delays.  We recommend that homeowners do not plan to move until 3 to 4 days your move in date.  Most delays we encounter can be resolved in that time and homeowners can plan a less stressful move.
