Question: I found the faucet I wanted at Home Depot. Can I provide it and have you install it?
Answer: No. We do not allow homeowners to provide their own materials (i.e., ceiling fans, faucets, doors…). Our subcontractors supply only the highest quality materials available and many will not guarantee materials provided by homeowners. Some subcontractors will actually charge us more to install homeowner provided materials. In addition, we do not want to have to hold up a job while waiting for homeowner provided materials. Finally, we do not want to be responsible for any materials lost or stolen from a job site that were provided by a homeowner.
Question: I have an uncle who is a plumber, can he put my plumbing in?
Answer: No. We only use subcontractors approved by Bernie. By using the same subs on our jobs we can better maintain quality control and schedules which better enables us to deliver a quality product to you when promised. There are also issues regarding insurance and liability that present problems.
Question: What is Builders Risk Insurance?
Answer: Builders Risk insurance is sometimes required by mortgage companies before settlement. This insurance covers theft and vandalism of materials during the building process. Homeowners can get this insurance through an independent insurer or they can be covered by our Bernie Fowler Homes blanket policy. Offered as a convenience to our customers our blanket policy offers more comprehensive and broader coverage than a 3rd party policy.
If you decide to go with our policy, please contact the office and we will arrange this coverage for you. All you will need to do have a check for the premium at or before we begin construction. Currently our premium is .3% of your house price.
Question: I want gas appliances in the kitchen. Are there extra costs associated with this?
Answer: Yes, when you choose to upgrade to gas appliances there are other fees apart from the additional cost of the appliance. When you go with gas, we need to use special fittings and run copper pipes to the kitchen. We will also have to vent your appliances outside. Also, depending on how many appliances are using gas, we may need to go with a larger gas tank. This tank may need to have lines trenched. These are extra costs we can not absorb. |

Question: I want to add ceramic tile in the Master Bath. How does that work?
Answer: Typically in the master bath your tub deck and back splash get standard white 6 x 6 tile. This tile is figured in the price of the home. If you choose to upgrade to another tile or an upgraded tile, you can do so at additional cost. You will pay additional cost of tile, all the cost of any deco tiles or listello cap tiles. You may also be charged for additional labor depending on the detail of the tile job.
